The 99 mph gust the National Weather Service measured at the Gary airport was the highest reading anywhere in the Chicago office’s area that day. Nearly nine out of ten homes in Gary were built before 1980, and well over half before 1960. The median Gary house went up around 1957. That has two practical consequences. Original wood siding and single pane windows are the norm rather than the exception, and because the housing predates 1978, lead safe work practices apply to essentially every exterior job in the city. Gary is really several different housing markets. Glen Park holds about a third of the city and is mostly prewar and 1940s and 50s single family. Black Oak has the highest ownership rate in Gary at roughly seven in ten. Aetna is modest and mostly owner occupied. Horace Mann is architecturally the strongest part of the city, built between 1919 and 1961, heavy on Colonial Revival and Tudor Revival, on fifty foot lots with deep setbacks.
Miller Beach
Miller is its own market and runs about double the rest of the city on value. It is also the only residential part of Gary with unspoiled Lake Michigan frontage, sitting behind the dunes.
The architecture out there is genuinely significant. Keck and Keck, the firm behind the House of Tomorrow at the 1933 World’s Fair, designed modernist houses in Miller with flat roofs and big fixed expanses of Thermopane glass. There is the 1957 Ship House on Forest Avenue with its angled windows and eighteen foot ceilings. Marquette Park has a Prairie School pavilion by George W. Maher and a landscape by Jens Jensen.
Those original mid century glass units are now sixty to eighty years old and a lot of them are failing. Replacing them well means matching the original sight lines, not just dropping in whatever fits the rough opening. That is the kind of job we like.
A note on the historic districts
Gary has four residential districts on the National Register: Lincoln Street, Horace Mann, Morningside and Jefferson Street. National Register listing on its own does not restrict what you do to your own house with your own money. Where it does come into play is if you are using federal grant money on a contributing structure, because then the funding source can dictate materials. If that is your situation, tell us and we will plan the job around it.
Licensing
Gary requires contractors to hold a city license, and unlike most towns around here that process can involve a written exam and an oral interview. The city keeps a public list of licensed contractors. In a year when storm chasers are working the neighborhoods, that list is worth checking before you hand anyone a deposit.
