Window and Siding Replacement in Tinley Park, IL
Tinley Park is one of the few places we work where you can date a house by which decade it was built in and be right almost every time. Four consecutive decades each delivered somewhere between four thousand and five thousand homes. Eighty one percent of all housing in the village went up between 1970 and 2009, and fewer than two percent has been built since 2010. This is a fully built out village, which means essentially all the exterior work here is replacement work.
The homes we work on in Tinley Park
The aluminum siding cohort is the one we get called about most. Roughly six and a half thousand homes here date to the 1960s and 70s, and that stock got original aluminum or first generation vinyl that is now forty five to sixty five years old, chalked, dented and well past its service life.
You can walk it by subdivision. Lancaster Hills came in around the late 1960s and early 70s. Brementowne ran from 1970 to 1990. Timbers Edge and Whispering Cove are late 70s. Ashford Manor and Pottawatomie are late 80s into the 90s, then Timbers Estates, Eagles Nest, Pheasant Lake and Brookside Glen through the 90s, and Caledonia Meadows, Towne Pointe, Brookside Meadows, Radcliffe Place and The Pines in the 2000s and 2010s.
Brick fronts change the job
Something specific to Tinley Park that a lot of quotes get wrong: brick is the local default. A large share of homes here are brick on the front elevation with siding on the sides, rear, gables and dormers. That is not a full wrap job. It is partial elevation siding plus a lot of trim, soffit and fascia detail, and it should be priced and planned that way. The ranch and split level forms that dominate here have proportionally more soffit and gable end than a two story does.
The other local wrinkle is that more than a fifth of the housing here is attached townhome, so a fair amount of work runs through associations rather than individual owners.
Storms in 2026
Tinley Park has been hit twice this summer.
On July 27 the National Weather Service documented 80 to 105 mph wind gusts through southern Cook County, specifically calling out the Tinley Park and Oak Forest area, with substantial tree damage and multiple instances of structural damage.
Then on August 11 an EF-1 tornado tracked from Mokena into Tinley Park as part of the derecho, with damage concentrated along 183rd Street. A Weather Service report filed just southeast of the village that morning describes significant roof damage and windows blown out of a shopping center and a nearby residential building.

Permits in Tinley Park
A few things worth knowing, because they surprise people. The Village names siding explicitly as a permit type, and window replacement falls under alterations, so both require a permit. Fees are based on job value, running from fifty dollars on a small job up to a hundred sixty plus six dollars per thousand over thirty thousand, with inspections billed separately. Permits take seven to ten business days.
The Village also requires contractors to be licensed with it before work begins and will not issue a permit otherwise. We are licensed with the Village of Tinley Park and we pull the permit as part of the job. One thing to watch if you are collecting other bids: the old twenty thousand dollar surety bond requirement was repealed in 2023, so if someone is quoting you a bond cost, their information is out of date.
One thing you do not have to worry about: the historic area along Oak Park Avenue is advisory only. There is no preservation commission and no certificate of appropriateness, so there are no material restrictions on your exterior.
